濟源房地產面臨三大矛盾 二三線城市發展將強勁
“目前濟源房地產市場面臨三大矛盾,社會保障住房和市場化住房的矛盾,供不應求的矛盾,資金流動性過剩的矛盾。這些矛盾將隨著國家政策從治標轉向治本的過程中逐步得到解決。”新源房產研究中心總經理常峰在近日中原房地產市場年度總結及展望信息發布會 做出上述表示。
  常峰說,2008年整個房地產政策將從治標轉向治本。宏觀層面,2007年推出的保障房政策將得到有效執行;操作層面,金融貨幣政策會進一步緊縮,包括限制開發商的銀根緊縮,限制購房人的“第二套房貸”政策;土地供應層面,一方面加大保障住房用地的大量供應,另外一方面嚴厲打擊開發商捂地囤地的行為。這些政策的實施都將有效的解決房地產面臨的三大矛盾,但調控的關鍵和效果還將集中體現于各地對中央政策的執行力度。
  對于房地產市場未來的發展,常峰認為,2008年中國地產將呈現出多種新格局。城市格局上看,二三線城市將崛起,濟源有望成為未來河南經濟新的增長極。另外,軹城、下冶等相繼被批準成為全省統籌城鄉綜合配套改革試驗區,2008年二三線城市房地產的發展勢頭將更為強勁。
